Kenya's land surveys goes digital as technology tackles boundary disputes

Land surveying in Kenya is increasingly shifting from traditional field reconnaissance to digital mapping and precision technology, with surveyors using digitised maps and Real-Time Kinematic (RTK) equipment to improve the speed and accuracy of parcel identification and subdivision.
The shift is particularly significant for older and ancestral parcels that were subdivided many years ago, where inaccuracies in survey records or boundary identification can emerge when land is being transferred, fenced, developed or subdivided again, a surveyor says.
Tyler Ndung'u Kimani, a surveyor at Tyler Geotechnologies Ltd, says boundary disputes should not necessarily be attributed to rising land prices but to weaknesses in survey procedures, outdated surveying mechanisms and errors in the identification of parcels and boundaries.
He said disputes were particularly common in ancestral land where subdivision had been carried out many years ago, while properly subdivided and surveyed land recorded relatively few cases.

“Where land has been properly subdivided and surveyed, cases of boundary disputes are very few,” Kimani said.
Government has been working to improve the accuracy of land records through georeferencing and digital inventory mapping.
During the 2025/26 financial year, the State Department for Lands reported that 75,168 land parcels had been georeferenced to support accurate cadastral mapping and planning, alongside the establishment of 241 survey controls. The department also processed and issued 190,700 title deeds during the period. In the previous financial year, the department processed 436,212 title deeds and georeferenced 29,144 land parcels to produce cadastral maps and plans.
The figures highlight the growing role of digital mapping in Kenya's land administration system and efforts to improve the accuracy of registry information.
Kimani says the shift towards modern surveying technology is important because inaccuracies in older surveys can remain hidden until land is transferred, subdivided or developed.
He said ancestral land was particularly vulnerable because some parcels were divided years ago, creating the possibility of differences between historical survey information and the physical position of boundaries.
The problem may become apparent when a new owner wants to fence the property, construct a house or further subdivide the land. A fence or structure extending beyond the intended boundary can trigger disagreements between neighbouring property owners.
Kimani said professional surveying before a transaction could help identify such problems before a buyer commits money.
He advised prospective buyers to physically visit land before purchasing it and engage a registered or licensed surveyor to verify the property's geographical position and boundaries.
The application of modern technology can be seen in large-scale subdivision projects. Tyler Geotechnologies Ltd has undertaken the subdivision of a 50-acre estate in Nyeri County, illustrating the importance of accurate surveying when large parcels are divided into smaller plots.
Kimani said technology had also changed how surveyors conduct preliminary surveys.
In the past, surveyors would physically visit a property to conduct site investigation before undertaking the actual survey. Today, digital maps and computers allow them to obtain preliminary information about a property before going to the field.
He said the process starts with Google Maps and digitised maps, which help surveyors understand the location and surrounding features of a property and plan the fieldwork.
However, the digital mapping is only a preliminary step and does not replace the physical survey.
Once on the ground, surveyors use RTK equipment to establish the precise position of the parcel. Kimani said the equipment used by the firm could achieve accuracy of about 3mm, allowing surveyors to establish the four corners of a parcel and other required points.
The measurements are then processed using modern surveying software compatible with the RTK equipment.
Kimani said the combination of digital mapping, RTK equipment and modern software has reduced the time required to undertake surveying compared with traditional methods.
The technology is also useful in areas where rivers, thick vegetation and uneven terrain can make fieldwork difficult. However, Kimani cautioned buyers against treating Google Maps as a substitute for professional land surveying.
He says that Google Maps can provide preliminary information about the general location of a property, roads and surrounding features, but it does not establish the legal boundaries of a parcel.
“General digital mapping and professional cadastral surveying serve different purposes,” Kimani said.
The same caution applies to information provided by brokers or informal measurements. Buyers should independently verify the location, size and boundaries before completing a transaction.
Failure to do so can result in purchasing the wrong parcel, discovering a mismatch between documents and the physical property, facing an encroachment claim or becoming involved in a dispute with a neighbouring landowner.
Kimani said technology should complement professional expertise rather than replace it. “A digital map or location shared by a seller does not by itself establish the legal boundary of a property,” he said.
Thuita Kariuki, a land surveyor at GradeFirm Property Limited, said modern surveying technology had significantly reduced the time required to subdivide land, allowing surveyors to complete work that previously involved considerably more fieldwork.
He said a one-acre parcel can be subdivided into about six or seven portions in a day using modern surveying technology, depending on the nature and complexity of the site. Under traditional methods, he said, subdividing the same parcel involved more fieldwork and took considerably longer.
“Technology has helped us to complete more work within a shorter period. What previously involved a lot of work can now be done much faster using modern surveying equipment,” Kariuki said.
